How to choose your first apartment

Do everything you can to show you can pay the rent on time and leave the rental undamaged.

Remember, rentals are expensive to maintain and easy to lose money on if the wrong tenant gets in.

To be the right tenant, do this:

* Look for an apartment you can definitely afford. The rent should not be more than 25% of your net income.

* Save the money for a security deposit and first month's rent. If this is your first apartment, you won't have references so, remember, money talks.

* You might need a co-signer to rent the first time. So line one up before you talk to the landlord.

* Document your income.

* Show up with clean, neat clothing and a clean car for the showing.

* Don't lie on the rental application. Landlords will do background checks.

Once you have the apartment:

* Pay on time.

* Keep trash and debris out of the apartment and off the property.

* Respect others: Don't have loud parties or fight with other tenants.
