If you lose your job or get laid off, and can't afford to pay the rent, tell your landlord you have to move and why. Then, move promptly. Even if it means breaking the lease, the landlord will be less likely to go to court if you have paid the rent and left a clean place with no debris, so the property can be quickly rented again.
